Hello, all, I am conflicted on what my next path will be. At this point in time, I don't know whether to buy cheaper properties for CASH and do only needed repairs and resell, Fix and Flip. Do several of those? I don't want to put all of my eggs in one basket, so to speak. Or..... Do I buy nicer homes with mortgages and use the money that I have for down payments and any repairs needed and hold. I know from a tax standpoint it would be better to Hold but I'm getting to that egg in a basket thing again

Hello, I am frustrated with HomePath right now. As you probably know, in TN, the owner-occupant get first dibs. I just had a property that I did a full work-up on it and had a private investor going into the deal for CASH with me. I was excited because I knew we would get it with CASH. Well, the only problem was it still had a few weeks left before investors could even touch it. Needless to say, it SOLD! I should have never felt like it was a "SURE THING"! One never knows the way things will go. My bad for thinking in some small way we had it! However, I would say depending on the circumstances, as an investor, you are looking at least 10%.

Great discussion! Well, one things for sure, you can view the properties at your own discretion and not have to wait around on someone else if anything. You will also probably have MLS access that one may not already have access to.
