thanks to you both @Craig Garrow and @Trey Brooksi will take a look at those suggestions I'm reading a book right now but when I'm done i will get on those . are you guys both investing if so in what market

So I have a home I purchased back in 2010 it's a 3 bed 2 bath house. That I started renting in 2011 it's in Southern California. In the inland empire. I'm able to sell and cash out between 130 and 150k. But I'm torn between the selling and keeping. The plan is to buy more buy and hold property's. Cash with this money then refinance. Mostly in out of state multi fam homes. Just wondering what some of you would do in this situation.

Not going after late charges has been one of my biggest mistakes. Not paying attention to the rental. And been to understanding. Basically distinguishing when there's bs and an actual hardship but even then it's a business.

This is defenetly a new-be question. but here it goes so lets say i buy a property for 100,000  on a conventional loan 20 percent (20,000)  is there a way to refinance and get those 20,000 back and just have a loan of 100,000. and if so how long after can it be done is it something that can b done a few months after if at all
