I've owned the house for 6 years and lived in it for one the rest of the time it's been rented

Besides the 1031 exchange what else is recommended. If I plan to re invest some of the money.

Andy W. comps have a both tile and wood laminate. The whole wood look is big out here in southern Californian. I'm just trying to cut cost where I can. The house was a rental. I my self have laminate flooring in my kitchen. Susan St. Martin I like the vinyl but not sure what the difference in appraisal would be between both. If there's a huge difference. Or not the laminate or engineered wood I can install over existing tile and move on.

ok now it makes more sense. Appreciate the input. So in your experience @Darren Budahn would you recommend this  type of finance or would you do conventional financing. Seems like you will end up having 30% down rather than 20 or 25.
