I'm not trying to get equity out of the deal I'm just trying to get my initial investment money back and get a mortgage on the house. And keep it as rental. And repeat the process again and again  that's my point . Just like buying a house At an auction. You have to buy cash. But thru a differ interest loan. that's some good ROI then I'm in Southern California I have two properties out. Here I bought back in 2010 when the market was on its way back up so. It's not to bad but looking to invest on some. Buy and hold out of state. I will look out that way
