@D Higgs underwriting and general time to close varies greatly from non-QM to non-QM. You really need to get an idea from them and hopefully other borrowers on what reality is since they can easily blow up your deals. Talking to seasoned investors in your market as well as mortgage brokers can help give you insight.

@Natasha Norregaard Find a good conventional lender to map out some scenarios for you. Also contact commercial bankers and get to know them and help them get to know you, your biz and collateral. They like solid performers with low LTV.

@Matt Camilliere for this scenario, Austin on a househack SFH or duplex if you're occupying. Otherwise the best duplex numbers you can find around the metro. If you want strong cashflow go to a proven vacation rental market that's even covid proof (yes they exist).

The best is to pull numbers for last 3 years and see for yourself in the two scenarios you’re considering.

@Evan Dyer It's growing here in every direction! Where and what will depend on your list of needs and criteria including what kind of loan you plan to use. Househacking you can execute in a number of flavors to optimize your numbers and that is a long convo in itself.
