@Levi Koskan What about cutting the "friend" in with a finder's fee: ie, some rent control or a cash bonus if the deal does happen from his assist? But yes, send the letter immediately!

Hello BPers,

I'm looking at an investment property which is accessed by way of a private road and there is no existing maintenance agreement. The road provides exclusive access to about 20+ parcels. Based on the the numbers of owners and who knows the variety of interests, it looks that it is probably not possible to get one agreed to in any timely fashion.

My main lender was saying it was required for conventional loans. Portfolio loans would offer a lot more flexibility but also higher rates.

What is everyone's experience with a situation like this? Are they required in general or is it case-by-case for conventional loans? Any insight on the topic?

Looks to be quite a bit of new construction in the works including higher end condos, houses so supply is also going up.

First!

Pretty surprised here seeing that there are 0 posts for Port Aransas. There seem to be some for Corpus Christi but figured to get it started for Port A.

Anyone on BP do investing or anything REI there? Obviously it's long been a VR market for Texas and just wanted to get some investor insight before going there on vacation and drive around with REI lenses on.

Of course any recommendations for brokers/agents, lenders, etc would be appreciated.

If you want to save your buyer commission and realize the cash benefits yourself, then don't bring a realtor! Heck, if you wanted to lock up a contract early, we can talk about that too.
