Doesn't seem to have much juice in it for a flip once you consider the re-hab, closing costs, etc.  I think I would put in the 5 to 7k to get it rent ready and then sell it as a Rent to Own tenant/buyer.  You can probably get about 20,000 down payment (non-refundable) and perhaps 200.00 per month cash flow over your mortgage payment and they would be responsible for all repairs, etc.  I have done this before and worse case scenario you get the house back but you will have the 20k in pocket.  I have never gotten one back to date and many have improved the property as well.  Good luck my friend.   All the best.

I stage my own and copy professional stagers ideas and layout.  I have a small storage unit where I store my pieces and so far it has worked out well for me.  I have a large flat screen Tv and entertainment center that I put under it.  Queensize bed and a few nice pieces to use for the master bedroom.  Couches and a dining room set and have paintings that I hang in various places.  Works good for photo's and have gotten lots of positive feedback on the look.  I only do two properties at a time but this works for me.  Good luck.

You won't be able to match it since what you have is weathered but you are painting it anyway so it won't matter.

The one that sakrete sells in Home Depot is fine.  It states on the bag that it is mortar mix.  Just add water to make it a peanut butter consistency and apply it before it drys.  one bag will probably do the whole job if you prepare it first.

You only need to do the bad areas.  If necessary you can chisel out some decayed spots but it is something you can do yourself or hire an apprentice mason there.  It is very inexpensive to buy the mortar mix when it is ready to do.  Wet the area and point it with a 5/8 inch jointer or if it is a flat joint get a tuck pointer and a trowel.  Easy to do and you can see the procedure on you tube.  Important to remove the loose mortar or it will fall out again.  After it drys you can paint it as well as the entire front.

Looks like it has been painted already so I would just point it, patch it and paint it again.  Probably just from weather that the mortar needs a bit of patching.  Good luck.

I use snapflatfee.com who is also a bigger pockets member Jorge Zea. The deal with them is a flat fee of 100.00 total to list on the MLS and they list it with all the FSBO sites and I use my own number with them so all prospective buyers have to call me to give them lockbox codes so I have full control of the listing. I also have the ability to sell the house myself as an owner. You can offer what you want to buyers agent and I have been offering 3%. If the property sells that is all I pay. I just sold one last week with a buyer that I showed it to myself so there was no commission paid except for the $100.00 flat fee. Great program and easy to change the listing, upload new photo's, etc. Win-win for me. I know he is registered in two states so worth a look. I am quite satisfied with the program.

I totally agree Spencer.  It has to be win-win for everyone involved and we never have to look over our shoulder that way.  I also would like to add that when we do our flip projects to do them as though we are going to be living in them.  I see too many people covering up defects and using sub-standard materials which gives us all a bad reputation.  I usually take photo's of my jobs as they are being done from start to finish to show behind the walls of the plumbing, electrical and studwork to have evidence of quality.  Good post Spencer and wishing you much success!
