Someone needs to get under the house to see what the cause is and then see what needs to be corrected.

Veterans can use their eligibility multiple times as well when they sell the property.  Its a great deal for us vets.  I have used mine  3 times already.  Lease/Option is just a strategy to tie up a property for a period of time and you set the purchase price today and can buy it when you are ready.  If you do a least option make sure you check off the box that allows you to assign the property to another person and you can keep it or transfer the contract to another buyer for a fee.

Rents here for a 2/2 SFH can easily be rented for $1200.00 off season. Thanks for reaching out. I normally do buy and flips but looking into the hold strategy for long term income.

I have two properties on the market that I have re-habbed and considering keeping one of them to rent out. What is the best way to re-fi the property and get my cash out of it. The mortgage is about 45k and It will appraise at 150k conservatively. I would like to pay it off with a re-fi and get my cash out of it and keep the property. This would avoid any capital gain I believe and give me a good cash flow for my future. Any ideas or suggestions as to where to apply or other ideas for this property. I'm in south Florida. Standard BRRR strategy but not sure of the best way to re-fi and max the cash out. Thanks for your help.

Have you tried looking up your county tax assessors site and they should have the owners name and address listed.  I would try that first since its free and they also have skip tracing companies but they charge and many times the information is false.  People die and move and if they were in trouble they don't put in a forward request.  The property records sends out the tax bill every year.  Another way is to hook up with the mail carrier on that route who may know what happened.  Also check with the neighbors on the street.  I have gotten information from them before especially if you are interested in helping the absentee owner.  Just a thought.  Good luck.

I'm looking for a referral from a local here in Lake Worth or nearby for a part time bookeeper who understands real estate and setting up a workable system to simplify my business.  Someone who knows quickbooks and is tech savvy.  It would be an ongoing position as needed and we are very flexible with hours.  I would appreciate any recommendations or ideas to get a system in place that is manageable and timely.  Thanks in advance for any suggestions anyone has.
