Sorry for your troubles John but the law is clear.  I can attest to that because my brother owned a condo and my Mother was the tenant.  My sister moved in with her boyfriend for free.  Mom went into the hospital and my brother flew down here and we went to get her out and change the locks.  She called the police and told them her mother gave her permission to stay with her.  Police made him change the locks back and she could stay or get evicted which takes at least 6 weeks unless she contests it.  Long story short, we paid her to leave and that took card of the matter.  You think you own a place and

I agree to a point but as a contractor if I had repaired something and it failed within a month or two I would feel obligated to see what the problem was.  If it was not something I had fixed it is on the new owner.  It would be different if it was a new home but we can't be responsible for damage due to aging.  Consider it like buying a used auto.  You don't have to put it in brakes because they were wearing out.  Sorry it happened but you can't see the future.  Best of luck.

Have you done your due diligence with the city for liens and fines?  I always check with the building department and tax man before making any deals.  Many times these are difficult to find but if you have any title persons in your arsenal it is worth the effort to have them run a quick check.  Sounds like a good deal on the surface.  Best of luck.

Tae, the best advice I can and do give everyone is get up, get out and get going.  Same scenario with our lives which can end at any moment for any reason.  I personally believe that as others have surmised that we are all made up of energy which cannot be destroyed therefore we carry on.  I am very grateful for every day in every way so do the best that we can and make tomorrow better than today.  I wish you well and hope that you don't dwell on anything negative but strive to do the best that we are capable of.  My life's motto is "if it's to be it"s up to me."  Carpe Diem!

I would agree that the sheet vinyl is a better option rather than repairing the planking.  Easy to clean and sanitize as well.  The other option is ceramic tile which can be cleaned as well and the only down side is the grout lines which would be porous but can be sealed before letting the cats around.  Good luck with your project.  If going with ceramic I would use multi-purpose thinset which will adhere great to painted concrete.

I am partial to tile and it can be installed in south Florida for about 2.00 psf.  It would depend on your area usually and what is the current practice.  Good luck Shaun.

Why can't you drop your Realtor, did you give him (her) and exclusive listing? I use snapflatfee to list on the MLS for 99.00 per year and sell myself with a lock box. You can offer anything you like to realtors and it is fully listed to all the FSBO sites as well. The calls on my listing come directly to me. Just a thought. I am not a realtor. We have a person on bigger pockets who I have used twice and it worked out great for me. (Jorge Zia). Good luck.

I agree with the others. I got my HELOC with my VA lender and had no funding fee. That would be for a re-finance not Heloc. I would go to my lender to clarify. Low cost with VA and keep it in house. Also you can get more cash out going VA and only pay for what you use. I use NFCU mostly and had no problem with the HELOC. Good luck and thank you for your service. Go Navy!
