I do My own work but utilize sub contractors for things I am not proficient at.  I have used them for many years and trust them to watch out for my interests.  GC'S typically hire subs and add on to their bids.  I prefer to be hands on and it works very well for me.  Good luck.

Just to clarify Tae, the property I was buying came up on the title search because the city had levied the fines against the property and over a two year span the fines totaled $26,000.  I worked with the seller, pulled the permits, met with the inspectors and complied with their requests.  The owner had to go to the city and appear before the board with the inspectors who verified the completion of the repairs.  Since I performed the work and developed a rapport with them they released the liens and dropped the fees to zero.  There were others at the meeting who argued and gave the city a hard time and they made them pay the fines.  After the meeting I went to closing with a clear title and the owner received the benefit of the lien reduction.  I wish you the best.  "Caveat Emptor"!

Go to the building department and get the paperwork on it.  In South Florida they assess daily fines on the property which can get pricey but if you work with them they will a are the fines and many times wipe them out.  My title company found my violations but it is not that easy.   Building department is the best way to check and I do so online here.  Good luck.

Go larger with the tile and I recommend porcelain.  I also use crown molding for higher priced properties and expensive tile for bathrooms since they are low square footage.  Good luck.

I use Snapflatfee.com.  it only costs 99.00 for one year.  I get all the calls myself, put a lockbox on the property for buyers agents and cam also sell it myself which I have done when I show the property.  Love the savings and a member of BP is Jorge Sea and he can answers all your questions or check out their website.

Keep it.  Knockdown and spray finishes take care of 99% of your problems unless there is mold or water damage.

Brady, I can see this from both sides as I am a contractor and there are so many tire kickers out there I understand his concerns and yours.  It sounds like you have gotten a good reference from the agent and that is great.  Many rehabbers get the ballpark and then use handymen to save money which makes sense with some work but not with the important stuff.  Too many horror stories from out of state people who get unqualified, unlicensed people to save money.  Up to you but I am prone to go with vetted people who will watch out for your interests.  Also be careful you don't get sued for negligence and accidents for uninsured people.  I do get a policy for my rehabs and recommend you do as well.  Good luck.

look into the home path properties before going for 203k in my opinion. Big hassle to go 203k with GC having to wait for his money they tend to stall your job to get cash first and fit you into the schedule. Can U go VA? Don' forget PMI payments for the pan gets added on. Good luck.
