First time I have heard of this.  Sounds like a pretty good deal to me.  What are the qualifications?

Just a few thoughts, unless the property is vacant it's unlikely anyone will be moving out at that time of year. Also if it is vacant I'm sure most landlords will be happy to hold the rent a few weeks out if empty to get a good tenant. I'm originally from Ansonia so I know the area but prices can be checked online or with MLS for ideas. Good hunting and stay warm. I moved to south Florida in 1972 and never looked back. Have a great holiday.

I usually go 50/50 on deals such as this but you also need to compensate your Uncle or yourself if you are doing any of the re-hab which I assume you are.  We have used a fair wage and track the time to be fair to the sweat equity being performed.  For the split just add up the total project cost, compensate for the labor and then take a 50/50 share.  So that the person that is being paid for his labor doesn't pay for half of his or her time.  Good luck in your venture.

Normally you would just use a masonry paint and not need any primer.  Hard to even tell in your photo that it is brick.  It would depend on the finish that is on it now.  Take a close up photo and take it to Home Depot.  If it is a shiny paint you would need some type of bonding or primer.  I assume you are in a cold climate so I would not recommend the type of paint without seeing it up close.  I'm in south Florida so different climate.  Really depends on the quality of the job that was done initially.  Don't want it to peel off with the cold climate.  Good luck though, it looks like a nice house.

Patrick, I like the square foot method as well because you can compare the other comps you found and see what they sold for psf. Of course the closer to your property the better and there is always other factors. The sold listings are pretty accurate if they are sold withing the last 3 months, many times the time of year determines the sale price as well. I prefer to do my own CMA because there are agents out there that inflate the prices to get the listing. Best of luck.

Usually the HML require it so that point is moot for the the 500.00 it is worth it IMO.

Hi Chris, just a thought that when I do install a tub I like the deeper ones and I usually face the front with tile and a marble sill on top.  I install the frame-less glass doors on top of the sill.  Gives a great entrance to the bathroom and doesn't add much in cost.  I'm here in south Florida so I'm sure your area has different ideas.  Houzz has some great ideas as well.  Best of luck in all your dealings.

The exterior color makes the home appear invisible.  I would definitely paint the shutters, front door and trim.  Garage door as well.  Looks like a brick facade so I would leave that natural.  Also pressure clean the shingles when you are ready for market.  Just a few ideas and try pressure cleaning the walk and driveway as well.  Personally I would stain or paint the concrete to set the house apart from the neighbors.  Good luck and best wishes.  Just my two cents and cost would be minimal.
