Anyone use Prime Properties (Dallas) Management Company?

Prime Properties Dallas (primeDFW)

I recently called these guys up and was looking over the contract they sent me (let me know if you'd like to see it and I'll email it over). It seems to be very one sided and set up to where they can nickle and dime me for fees. They charge 80% of first months rent and 9% for each month thereafter (ouch). They also charge 25% of the first months rent on existing tenant lease renewals which seems a bit steep for changing the dates on a piece of paper (double ouch).

Does anyone here use them or have experience dealing with them? Or better yet can someone recommend a good property manager in the Dallas, TX area?
