Did the contractor do the work for the seller?

You need to explain to appraiser you are adding footage and give the appraiser a copy of the new plan. They shoud appraise it with the addition.

Well, if we can keep in budget, we will have done a great first flip. Sold house before it is even sheetrocked, at asking price with no realtor!
