I wanted to find out what members are putting on their contracts concerning financing. If you are getting a hard money loan do you show you are obtaining a loan or put cash offer?

Liens in Texas need to be written correctly to be enforceable. Talk to a Texas real estate attorney to make sure what the contractor signs covers everything. I just signed one yesterday upon the completion of a job.

looked for a fix and flip property for about 2 months. Made 10 offers but got beat every time. Finally found a good deal. Put under contract 30 days ago. Found a lender now ready to close. Rehabbing and adding 1200 sq ft. ARV $850,000.
