I agree with all of the above. I mean there are different reasons for filing for bankruptcy so no judgement intended. I filed 7 years ago because of a cancer diagnosis and no insurance. Best thing I ever did...but once I was back on my feet I had to wait. I am just now able to be considered for loans and it has taken a great deal of work to get this far. Be careful and check all the boxes before you make any decisions.

@Hai Loc There's a big difference between telling it straight and being rude. I have seen him post rudely many times and there are so many here that are kind and just looking for advice. If you don't like the topic, move on...no reason to breed hate in a world that is already full of enough of it. The original post didn't need or warrant anything negative.

Plus, I didn’t play soccer in 2nd grade...but nice guess.

@Elizabeth Zielinski I have noticed that Paul comments often and puts people down. Please ignore him and trust that most on this platform are more than willing to offer advice kindly. I agree with Hai - be the expert and know what your market is better than anyone else. Keep growing and keep pushing forward it will be worth it.

@Loren Bedward I apologize that you received negative comments about what you are trying to do. It's not right and I hope that it doesn't stop you from succeeding. 

@Mark Moss I think that agents/brokers who are used to working with other brokers get worried about how to handle a situation like this. Most forms ask for the other side's information and their broker. I would talk with your buyer and see what agreement you can come to with them and go from there.

@Paul S. You comment often that wholesalers add no value - your opinion is probably shared by many, but being rude to those who are doing their best and trying to be part of this investment platform we have here is unnecessary. Be kind, it gets you a lot further in life.

@David DuCille I understand there a difference between an agent/broker and an investor....Your title states you are an Agent from Tampa. My point was as an agent we should all be used to spam. Bigger Pockets is for everyone and I think it's great the newbies are even trying better to email everyone and get 1 yes than to never know. I understand it's annoying, but just delete them.

This made me giggle - as a real estate agent/broker we should all be used to spam and junk mail and buyers/sellers that aren't real...it's part of the gig in my opinion and it's always fun to find the true gems out there.

@Randy Barnard Make sure you create rules for your screening. Follow them each and every time. If you allow it once and someone who has been denied finds out you may be up against discrimination. In my experience sticking to your own rules (ie. No past evictions, credit score, income...) you are safer. Trust your gut.

I will send you a link to the still photos it pulls - they are pretty nice in my opinion. High res., work well for website, Facebook and marketing flyers. It doesn't do exterior though so be prepared for that.
