Disputed eviction on a background check

Randy Barnard
Posted

I have an applicant that had an eviction come back on his background check.

When called he stated that it had to be a mistake.  My spider sense tells me he is being less than truthful but I’m not 100% sure.

I have only been a landlord for a year and this is only my fifth unit so I’m still a newbie.  Has anyone run into this before?

@Randy Barnard this is very simple. When an applicant wants to contest a denial, for any reason, simply tell them you are not an investigator or a judge. It's not your responsibility to dig and determine if the information is correct; you are simply using the information provided to determine a level of risk. It is the applicant's responsibility to ensure the record is correct. If something is wrong, it's their responsibility to get the record corrected and then they can apply again. Of course, the rental will no longer be available by the time they get the record corrected...
