The way that I understand VA appraisals is that the appraisal stays with the buyer and not the property. I would talk to someone who is experienced about that. I know some other investors that have run into this before and they cancel the contract and put the property back on the market and then the next appraiser has no problem finding value. I would also ask to see the appraisal. Some appraiser may miss a bedroom or a bathroom or a fence, etc. Make sure that you are working with an experienced broker that does a lot of volume

@ Bridget Smith-Osbourne - I get my countertops from L&T Countertops in Fayetteville.  (Actually my contractor gets them there.  I assume they cut).  This at least should be a good place to start. I just googled them and apparently they do cabinets too.  I do not know their price point.  P.S.  Stop pondering about flood insurance.  Most of the houses that flooded in Fayetteville were not in flood plains.  A dam broke.  Unfortunately, there is no protection against that.  Good luck.

Here is a recent flip I did in Stedman, NC (near Fayetteville, NC).  The house was in really good condition to begin with.  We just opened up the floor plan by changing the configuration of the kitchen.  The house sold in 4 days.  The rehab budget was $20,000 (paint, carpet, flooring, vanities, cabinets and counters).  I bought the house for $81,000. I sold it for $142,000.  Minus the realtor fees and concessions, I made about $25,000.

Here are the before and after pictures of the latest rehab that I did in Fayetteville, NC.  The repairs were about $35,000. Some of the biggest expenses were roof, windows, new driveway and tree removal.  I am always looking for more sources of deal, so please message me if you are a wholesaler in the area.  Thanks.
