Here are the before and after pictures of a flip that I put on the market a couple of weeks ago.  I already have it under contract. I am always looking to network with more investors in the Fayetteville, NC area.

I spent $46,000 on the rehab. I had to put in two new AC systems which was $8000.  I replaced all the windows on the back side.  The roof was already new.  I usually spend about $30,000 on my rehabs for 1500sf homes.  This home was 2233 sf so just the size of it alone increased the budget.  I try to use one contractor for most of the work and he subs out the carpet and paint and drywall.  I hire the landscaper and the HVAC guy.
