Fayetteville (Cumberland County) is military and is a totally different market than Raleigh/Wake County

@Latonia Parks It was fun watching this house transform.  I sold this house and should close before Christmas.  

The contractors didn't mention any stray cats on this house.  The cat must have moved to my house that I just sold near Rockfish.  The inspector took pictures of it and included it on the inspection report!  I seem to get a lot of houses that fall out of contract.  I am always looking to buy. If you have any deals that are falling apart (maybe an investor ran out of money, etc) or any deals that you need a quick close, please let me know.  I am hoping to buy 2 more homes by the end of the year. There are usually banks that want to get houses off their books by the end of the year.

I spent $46,000 on the rehab. I had to put in two new AC systems which was $8000.  I replaced all the windows on the back side.  The roof was already new.  I usually spend about $30,000 on my rehabs for 1500sf homes.  This home was 2233 sf so just the size of it alone increased the budget.  I try to use one contractor for most of the work and he subs out the carpet and paint and drywall.  I hire the landscaper and the HVAC guy.

Here is a property that I did in Fayetteville, NC.  I put it on the market about 2 weeks ago and it is already under contract.  I have done over 50 homes.  This is the biggest property I have done so far ~ 2300sf.  Here are the before and after pictures.

TJ - As a newbie investor and doing your first deal, I think buying land and building has got to be one of the risky endeavors.  Why not buy an ugly house, fix it up and then rent it?  Seems like a lot less risk.  You are not dealing with demo, plans, architects, permits, surveys, constructions, loans, etc.

Achi -

There are usually unforeseen issues that you run into when you are flipping a house.  Typically, the older the home, the more issues you may run into.  For example, I am working on a few houses right now.  One property has possums in the crawlspace.  I need to spend extra money to get them trapped and to get the feces cleared out.  On another property that I am working on, there was a water leak that rotted out the floor joists and the band that runs around the house.  I have run into bats in the attic, cabinets on back order, contractors who are not qualified to to the job.  The list goes on and on.  Flipping houses definitely has it challenges, but it definitely has its rewards.  

You always need to make sure that your numbers are good enough to cover any "oops".  

I also do not cover things up.  I always think..... if my grandma were buying this house......
