@Jason Burr that’s what I was thinking , the 150 is the new 100 , & I wonder if that’s a hump that is here to stay for awhile, also are the rents on those 150 houses are they hitting the 1% rule ?  That’s the thing that throws me off , is if I pay $130 for a home and it may only rent for $1100 if I’m lucky or has the rent caught up to the price of the home?

So I was looking on the mls today, in the upstate South Carolina market and I usually would see a couple of properties 100k or under but not lately, I’ve been seen most  properties on the low end at 110-115 but on average of 125-160. I’m just curious about the market and how has investing been for others. I’m from the Greer area, and I was just curious about other investors and what the market has been for them

@Dylon P Hibbard hi , I'm going to grab this book myself , I've read the long distance REI book 2x and it's great so I know this one is going to be really good as well, especially since this is the strategy I would like to use in the Atlanta market

So I’m trying to build my passive income business, I’m just having such a hard time trying to narrow a area to focus on. I currently live in Douglasville, Ga . I’m in the transportation business also , so I’m always around Georgia , all through the week. My favorite areas in Atlanta is the 30331,30318, & 30311 for its historic values, as far investing I have no clue where to go, I drive for dollars everywhere trying to get an idea , i see a lot of remodels but that seem more of lane for flippers , I’m trying to find a strong area I can buy, & do cosmetic work, light rehab in a good school zone , that families would like to actually live in , any help will do with trying to narrow a area , to buy, light rehab , rent , refinance, repeat

My goals are to create a passive income around five thousand a month, with the buy & hold brrrr method. I’m trying to create my plan and work backwards kinda like the vivid vision , this is something I’m trying to create in the next 5 years, I’m looking for any advice and tips on how I can make this goal happen.
