Are the days of finding under 100k properties in greer, Sc over?

So I was looking on the mls today, in the upstate South Carolina market and I usually would see a couple of properties 100k or under but not lately, I’ve been seen most  properties on the low end at 110-115 but on average of 125-160. I’m just curious about the market and how has investing been for others. I’m from the Greer area, and I was just curious about other investors and what the market has been for them

@Robert Collins I still have not pulled the trigger yet. The only areas I know anything about are the Anderson and Pendleton areas. Anderson County school District one and four are great. The Pendleton area has a lot of new cheap houses being built. They are flooding the market in the town of Pendleton. Anderson still has potential. Especially in school district 4 on the outskirts of Pendleton. Anything in Anderson close to the downtown area and south, I would be leery of. Anything around the area on the map called Homeland Park, stay away. That is a very high drug trafficking and prostitution area.
