...are like ice cream and cake?

My coworker and I frequently debate the question of:

Is government action necessary to monitor big business, so that the business does not get too powerful and monopolized?

His argument is yes, government needs to intervene; but at the same time not get too involved.

My argument is the reason businesses get too powerful is because of government through lobbying/influence to modify laws that benefit big business.

What do think? Does business need any watch at all from govt? Or is a small amount of watch needed from govt? How involved should the govt be?

I'd rather have the forum home be in a list than in a gallery. :D

Remember like it used to be? It hurts my eyes to browse through a gallery setup. I know this is a lame post, just my oppinion!

Despite the possible "close" tenant relations, I want to discuss the strategy of owner occupancy; and only discuss the financial aspects.

When an investor buys a duplex for himself and to rent the other side, he gets loan terms for a primary residence. The loan term is better than what it would of been if he bought it as a straight investment and rent both sides.

The investore lives in the duplex for a few years, buys another duplex for himself to move into.

So...

Does he get primary residence loan terms for his new duplex?

Does his first duplex still have the same terms once he moves out?

See where I am going? There seems to be a little loophole if you can get primary residence terms for an investment...

Not only am I new to REI, but new to sales as well.

For all you hotshot landlords,

What works best for you when building rapport prior to showing the unit?

Are there any special lines that work well?

Any particular conversation topics that work well?

Or do you just bullfart the hell out of them and ask how soon they can move in at the end?

So the deadline is set when the property is appraised, or when a deal closes, or after closing?
