I'm live in Chapin SC and I own a property management company and a real estate brokerage. I also am an investor. Most of the rental properties I manage our in northeast Colombia and Forest acres in West Columbia. I have several houses that are rented out but the owners would like to sell. So if any guys are looking for a single-family house and the 130 to $160,000 price range let me know. I also have a townhouse that rents for 850 that we would sell for 70

One thing to consider...the values in Sumter are never likely to have much appreciation (other than forced appreciation from improvements) and also when in investing in SC be sure to factor in the High Property taxes for rentals.  The taxes on a rental are about 3.25 times higher than primary residence.

how about those tile that look like hardwood floors.  That would look nice in a bedroom and should last for years and younwont have to keep changing carpet out.

i have been running a PM business out of my house for over 4 years now.  I manage 80 properties and rarely have had a need for an actual office location.  What I did just last year finally was get a mail box service with Regus a company that has high end looking office buildings in downtowns across the country.  For only 100 bucks a month I can use their location as my official business address and a place for my tenants and or landlords to drop off rent and documents.   They are open from 9 to 5 and have receptionist working there and they will act like they work for you when someone comes in to drop off mail.  Sweet deal.  They also have conference room and offices they rent out when needed.  Pretty cool deal

the ozone machine does help i had to use one on a house i rented out, also paint with a dash of vanilla helps for the walls, and the vinegar on the cabinets as mentioned previously.   you dont have to buy the ozone machine companies will rent you one for $150.  Just be careful that no humans come into the unit while that ozone machine is running as it can kill you as there is no oxygen on the air.

I manage several class A homes and still struggle with what condition is considered acceptable as far as the walls when a tenant moves out.  Some of my tenants will do touch up painting and leave the place looking great, while others leave lots of rub marks and finger prints and small nail holes, or they patch all the nail holes leaving huge white spots everywhere.  Which then forces me to either touch up or paint the whole room. Painting a whole class A house can cost 1600 dollars.  My landlords don't want to pay that and think the tenant's should leave the place as good as it was when they got there.   So what do I do to make both parties happy and e fair?   Also I sometimes have issues with grass dying while a tenant is there.  Not everyone has a green thumb and can keep their lawns alive as well as others.  I have it in their lease that they are supposed to maintain the lawn but there still tends to be some grey area here.

I did sales only until 2009  then i went broke while i noticed by PM friend was still making over 100k and was paying an assistant about 25k to do alot of the work.  Now i do both, My wife and I manage 70 homes and I sell about 5 to 8 a year.  This time if the economy takes a nosedive i wont go broke.
