What Andrew said. And we have a VA appraiser here that kills deals on the regular and in his mind he is helping veterans from overpaying. Veterans who already agreed to pay a certain amount and just want to get a loan and buy the house they have been searching for. Thanks for nothing va appraiser guy.

Did you sign a buyers representation agreement with your agent? Because if you did that says if the seller doesn't pay them 3% then you owe it to them.

The term Holdover means staying beyond your lease against the wishes of the landlord. The reason you make it expensive is because what if you had already signed a lease with a new tenant to move in a few days after the old tenant was supposed to be out? The nEw tenants are going to be pissed and expect you to reimburse them for their expenses and inconvenience.

Let the haters hate. Posting that are doing real estate deals may lead you to a good deal one day or like minded individuals. If your friends act like that they aren't really good friends.

On the first question. If you are doing business ethically being a broker should not be a problem. If you are being shady and ripping people off then that's another story.

Unless the BIC is working for someone else they are usually self employed and all commission. Usually brokers make money off their own sales and a percentage of all the agents that work under them. But then the broker usually provides an office building, and all the expenses that goes with that and often spends a lot of marketing the brand to generate leads.

I use Buildium and really like it. It may be a little costly for just one or two units though. But it has everything you need to manage properties. I use it to manage 80 rentals.

Are you the buyer? And what kind of purchase is this? Is it an auction or short sale or is it just a normal purchase on the market through mls. If just a normal home purchase and you have a realtor than tell them you want to put as little em down as possible to get the deal done. If something goes sideways in the middle of this deal that earnest money could become in dispute and you may not get it back for a long time.

Jesse Vega I think most people would be correct in their estimation that bid bots and ghost bidders is a shady practice in the auction business and should not be legal or encouraged. How would you feel if you paid 15k over the reserve for a property because you were bidding against a fake bot? That's down right fraud in my book.

Shawn Lowery yes the check was sent to my address but in the loan holders name. I have a good relationship with him and I will forward it to him and he will send me back a check in my name. Shane Jeanfreau yes we did go to a closing when I did the initial assumption subject to. The attorney did a title search and drew up a deed putting the house in my name etc.
