Either you or your realtor should spend about 80 bucks on a paid ad on Facebook. You would be amazed how many clicks and views it will get.

You could call it a split level with side entry garage.

I have been using buildium for 3 years now and I love it. I started with 4 properties and now manage 80 on it. Rent collection is so easy as is assessing late fees as it is all done automatically. Also posting ads is as easy as clicking a button.

If you used a property management software like Buildium they could just pay online and buildium would let you know who paid what

Have you considered using property management software that includes rent payment processing like buildium? It automatically bills your tenants and charges late fees and notifications to you when they pay and keeps all your ledgers etc.

I manage about 80 Sfh and I have been using buildium for 3 years. I love it.

Just learned your first lesson and that is never trust renters you have never really met and dealt with yet. And as soon as you approve an application require at minimum a one month rent deposit and explain to them that it is non refundable until the lease starts and they move in , at which time it becomes a refundable security deposit. I got burned by renters changing their mind and then wanting their deposit back once, never again.

two years ago i bought a 2003 acura tl for 3200.  Id reccomend any honda or toyota product for the most part with about 90-140k miles on it.  Back in 2005 I bought a 98 lexus es300 with like 120k miles on it for 6k.  I drove it for 7 years and it had 270k miles on kt when i sold it for like 1500.  And it was a lexus!

There are investors on BP who only buy rentals for like 25-30k and do save up and pay cash for them.  So it can be done. If you are debt free and have a good income saving 25k can be done in a year or two
