Congrats on deciding to enter the investment real estate arena. Becoming a new homeowner and a landlord simultaneously is something I always suggest for new investors. You can definitely live rent free and with the right deal can have several hundred dollars of net cash flow. Have you investigated the FHA 203k loan product?

It becomes ineffective if you have multiple units.  Extremely difficult to figure out which tenant deposited what, especially when they deposit less than amount owed.  If property management is not your thing hire a professional!

We have all our leases ending June 30th.  This way school is out and the weather is nice.  I raise the rates when leasing to a new tenant.  I discourage raising rent with renewing tenants unless your portfolio has less than 5% vacancy/collection rate.

Develop your skills in the fix and flip space.  This is a great way to increase the amount of cash you have in the bank.  Don't be in a rush to buy that 100 unit.  Gain more experience first.  Deals like that will always around.
