I like Sherman's background and credentials. Seems well qualified in the area of REI.

I've been down the whole GURU path dressed up nicely as mentorship.

Your guy doesnt sound like a GURU but I would be very interested in how you progress.

You gotta start somewhere...

You will probably hear it over and over but to be a good wholesaler you have to be a good marketer.

500 bucks is more than enough to get your bandit sign campaign off the ground. I know a place where you can get 50 signs and 50 stakes for about $175. +S&H.

If you are able to pull all those leads Jerry spoke of from your county website you are golden!

I took a look and I thought I saw a one time account set-up cost of $200 which is still a steal considering the info you are able to get.

Building it will probably cost thousands but starting it will not...

Welcome.

Click on the search field on the upper left side of the BP site. Make sure Forums is selected.

Type in Yellow Letters. When the results come back click on "show most recent".

You will have Yellow Letter information for days....go nuts.

When I had to fatten up my buyers list I went to my favorite realtor and had them run a report of all the short-sale and REO properties in zip code xxxxx (insert zip code of area where you want to buy properties here) knowing full well that the buyers of these properties will probably be cash rehab investors who flip houses.

I took that report to the county clerks office and looked up the deeds for those properties which gave me the purchaser(cash buyer) and their address.

Some of those same purchasers had bought several properties for cash in the last 12 months.

I then sent them all a form letter stating that I have come across fixer properties to call me to discuss future fixer's I may come across.

These were not tire kicker's. These were real players (alot of them were listed as corporations on the deeds) who are in the business of flipping buying houses.

So when they call I collect cell phone numbers, email addresses, what type of houses they like and what price range so I have all the right info when I come across a deal.

And they do call...usually 2 - 3 days after I mail out the letter.

This is going to cost you time and the price of the gas to get to the county court house.

You must admit he is fun to watch!

I would classify him more as a good quarterback rather than a mediocre one.

People downplay his passing ability but 9 out of his 11 TD's have been passing TD's?

ESPN Passer Rating has him ranked 14 out of 32 QB's in the league amongst I might add, QB's who have been in the NFL much longer than him.

Some of my buddies CANT STAND Tebow. I think its because he wears his belief on his sleeve the way he does.

I like the guy. Not only do I think he's good at what he does but its always nice to have a sports figure who has some kind of phenomena attached to them.

Like Jerry said...keep doing what you are doing. Getting the calls from the idiots is part of the process. Expect the same types of calls when the bandit signs get put out. It sounds so cliche I almost hate to say it but...its a numbers game! There I got it out...LOL.

Gotta go through the suspects to get to the prospects. Sometimes i can smell a suspect during the first 20 seconds of a phone conversation, so I will qualify them right there on the spot...

Like Mr. "why would you need to ask me questions about it?" I would say to him " The reason I need to ask you questions is because I have a number in mind I would like to pay for your house that you may very well like to hear. I have to make sure that number is correct by asking you very specific questions about the house. My time is extremely valuable as I'm sure yours is also, so the only question I will ask you at this very moment is do you want to continue with the questions now or do you want to call me back some other time when you are ready to answer the questions?

I'm about to run a small Pennysaver WE BUY HOUSES CASH type classified ad to see how that draws leads. I'll run it for 10 weeks minimum in 3 areas to see how it draws. It will cost me about 400 bucks. Cost of doing business.

You might want to add probates to your motivated sellers campaign. I find the sellers of estate properties to be much more sensible. They generally are pretty staight forward.

The phone wont ring by itself so dont stop your marketing.@ the end of the day... No leads...no houses...no cash.

I see some investors advertising in the classified section of the local pennysaver.

Very small, basic WE BUY HOUSES CASH type of ads...all the way in the rear under real estate.

Its probably a good method for acquring leads when done over a period of time.

Has anyone had success with gathering and converting leads from these types of local neighborhood print publications?

My average gross is $5K. My min is $3K but I wont turn down $1K if a deal is too thin...

I most certainly got and still get those feelings but they are less frequent now.

I used to get them most when I first started focusing on Wholesaling.

I knew I was applying myself but the deals were not turning into dollars and I had already spent a ton of money on Guru courses.

Like Bryan mentioned there are alot of scam artists out there who kept using phrases about Wholesaling like "fastest path to cash" "vacant house gold" so naturally you can imagine how miserable I was when the money didnt start running out of the kitchen faucet!

I got over the obstacles by being persistent. I started to notice that all the successful people I'd read about or even knew in real life had persistence as a character trait.

I had to remember that what i focus on is what I get so i would focus on my craft and I would self talk my way through the challenges.

In fact one of the most difficult things that I encounter these days is when I see a big fat deal and it falls through the cracks.

Its part of the game my friend but there is no better remedy than a fat check with my name on it @ closing with some zero's on the end!!!
