Does anyone have an Absentee Owner letter that works?

Question

I just moved my practice and need an absentee owner letter to go out to my farm. I will be doing the yellow letter thing as well as self addressing envelopes with blue ink. Any help is much appreciated.

I have not used my list yet but I went down to my City Hall's Assessors office and requested a list of all property addresses for the city with the mailing addresses of the owner's of the property and the property type (so you know that they are single family, multifamily, commercial, etc.).  They sent me a list in Excel at no charge.  I was able figure out which houses had out of state address.  This list should be the most up to date since it came from city hall.

That's a great list if all properties fit your business model. Most will not have enough equity to for a flipper. Some will be perfect for Sub2 lease option and passive models and some will be perfect for the short strategies.

Equity is derived from the use of algorithms, comparing assessors data, property characteristic data, and the recent sale trends.

until about 2008 we all had to just use list which didn't include an equity base however when Corelogic started playing in the data arena we were able to reduce the "Bad" mail cost and target our true audience.

I have and from a property characteristics view point their data isn't as worthy in that I can't filter as far as I need to.    I do like them for business data.

Then keep your letter as short as possible.   Their name, property address, your first name and telephone number along with the words I want to buy your house/property at is all you need.

Hand write it and put it in a handwritten envelope. If you type it use a sticky note  that reads first name please call me your first name and still put it in a handwritten envelope.

Don't explain what you do or that you know their situation.

The letter depends a lot on whether you want a ton of calls from your prospect group (Which I do) or only want less calls from motivated prospects.

Understanding touches I would rather touch a lot of people however some investors want the letter to filter for them.

So if you tell me which one you are I'll post a letter.

I see your credentials so I believe your just the man I should ask. Im interested in mailing postcards to absentee and/ or motivated homeowners. I have two properties so far but Im looking to do some marketing for leads. Would you post the sample letter to the question from Michele. If it's not too much to ask would you post the sample letter for a lot of prospects and more motivated prospects? Much much appreciated.
