Hi BP!

So... I currently have 2 properties (duplex and condo - both were bought with the help of a realtor). I recently found a condo for sale by a local wholesaler, but I'm not sure how the process differs from using a realtor. Should I use a realtor still? Should I submit an offer myself with the help of an attorney? Is the offer written to the wholesaler or to the property owner? I am completely in the dark on this process and would appreciate any support! Thanks so much!

@Carl McLean I think the annual fees for an LLC are $25 in Wisconsin. Not bad. Someone else please let me know if I'm wrong though...

@Amir B Erez hey! No worries. Had a lawyer review, so that part worked out ok. Walked away from the property though after the inspection. Too much needed :( Found a better deal recently though so hoping the inspection goes well.

Hi BP!

I'm interested in purchasing another duplex in the Milwaukee area asap. I actually put an offer on one in West Allis recently, but the inspection didn't go too well to say the least. Anyways, I've had terrible luck lately with real estate agents ever since I've moved out of town (lack of communication, not getting set up in MLS, unorganized, etc). I really want to find someone who takes me seriously as a young female investor, has no problem working with an out of town investor and understands the investment market well. Would be so grateful for any suggestions!

Honestly not sure if a permit is required in Milwaukee, but I've rented out rooms via airbnb in my personal residence. Had good luck with it - just be sure to host only those with reviews.

I would say more like B. I think it's a nice area for an owner occupant, especially if you can get it around 100k.

@James R. Can you point me in the right direction for a WI legal blank rental agreement. I want to compare a few things to what I currently use.
