Hello fellow investors!

I've asked this group for a lot of advice on how to grow in real estate. I've managed to accrue 5 units since then (2 SFH, 1 Condo and a Duplex). All are doing great and cash flow is nice. I realize I could continue to slowly add a unit every year or so, but I'm really looking to scale at this point. I'm just at a bit of a loss regarding how to best do it... particularly when it comes to financing it. I want to purchase a 4 unit or greater. Are there any creative ways to finance it? Can I do it under an LLC? Is it possible to take equity from one or more of the other properties without it being too risky (I believe I can only take a small % of the equity). Coming up with 25% of a 500k property, let's say, might not be possible for me any time soon.

p.s. I'm looking in the Milwaukee area only.

I have to echo @Dennis Elverman's feedback - he wrote it much more eloquently than I could! I am very familiar with Tosa and a bit further west into Washington Heights. The units do vary widely in quality, but I would agree with $900-1200 (maybe 1250) for a typical duplex unless you have something very updated in an ideal location.

Cool post! I do International Business Development; somehow I travel the world while managing my properties (duplex & condo) myself! Going to need help managing though if I hope to expand!

@Adam Trantow - Love the Wash Heights area for investment properties, but how far west can you really go for good, solid tenants? My place on 55th & Lloyd is great, but I've been hesitant to go west of that since it is a bit unknown to me. I've seen some cool properties pop up on 52nd and Lloyd, etc. Any advice would be great based on your experience!

Hey Milwaukee! 

The frame on one of my windows (upper duplex) is completely rotted - thinking it needs to be replaced. I may want to get quotes for some other older windows too while I'm at it. Any recommendations for a reputable company who can help me out? It should be someone who is fine with a small job if I go ahead with just the one window right now.

While I'm at it, I might as well ask if there are any maintenance companies you recommend. I'm using one right now since I live 4 hours away (am managing the properties myself), but they aren't the most reliable or organized. 

Also in desperate need of a quality handyman. Need some trim work done soon and some other odd projects here and there.
