Sounds like you are more excited about KC :) I would go for that IF you have people on the ground in the meantime.

I've invested in Milwaukee, and I probably won't invest anywhere else anytime soon. House prices are pretty low, and rents can get pretty high in certain areas. You just need to know what areas to look at and what type of renter you are seeking. Knowing the market is really important in Milwaukee to avoid areas of high crime and lots of problems. I don't live in Milwaukee now but still have the properties. A maintenance company takes care of them in the meantime, and I can jet on down if anything major pops up.

Do you have any properties in Milwaukee? Trying to figure out if I want to keep my focus on Milwaukee or move it to Eau Claire... or both!

I'm just getting started in Real Estate so have much to learn! Currently have an investment duplex and condo that, in my opinion, are doing well. Recently found a duplex I really like and was hoping to get some feedback to keep me in the right direction

House Price: $125k

Annual Taxes: $2700

Total Rent: $1455

Tenants pay all utilities except water ($1200 a year).

Place is in immaculate shape - unlikely repairs are needed any time soon.

Does this seem like a decent buy? Probably can have him drop the price to 115-120k. Seller is also willing to finance. He wants 20-25% down but is looking at me for the terms, but I have NO idea what to propose as this is new to me. I think I would prefer Seller Financing so I can utilize my bank for another property in the near future.

Oh - Seller has a mortgage on the property for about $60k currently.

Hey! Don't currently use a PM just a maintenance company. Great tenants so haven't been any issues since I've owned them. 2 units are in the Wash. Heights area, and 1 is on the East Side near the lake.

@Blayne Midthun Ok - glad to see we are on the same page. I tend to focus on long-term rentals. My three units are in decent shape and require VERY little involvement from me. That is the way I like it and prefer to keep it :)

Hey there! I'm new to Eau Claire - I moved here about 6 months ago for a full-time job. Moved from Milwaukee, where I have 3 units. I've been trying to find like-minded individuals since moving here. Just discovered this site, and I'm so glad I did! I could offer a down payment for the right situation. I'm still figuring out this market though. Definitely willing to discuss further, though I might not be as seasoned as some others on here.
