True - I probably don't need legal advice as much as I need clarification as to what they are trying to say (particularly Provision of Merchantable Title)... although I might have already found an attorney to take a look. Anyways - this is a snapshot of the counter I'm having difficulty deciphering. 

To summarize - the seller wants a special warranty deed (originally they wanted a quit claim deed, but I fought them on that). I'm not very familiar with either though to be honest. It is a bank owned property though, which I heard they are more commonly used in these circumstances. I just really want to ensure I am protected. The languages used in their counter is just very complicated for me to understand... Side note - I do have a finance contingency, and my lender will require their own title insurance and title search.

Hi BP! Seeking an attorney in the Milwaukee area who can look over a counter offer I received today. Seller wants an answer tomorrow though, so turnaround is tight :( Anyone have any suggestions?

@Amir B Erez I talked to my lender, and they will be doing a title search before we move forward. When I balked at the Quit Claim Deed, they did offer a "Special Warranty Deed" instead. For my own knowledge, is this typically what is provided? Soooo close to getting this sorted out, haha! Learning so much though.

@Rich Baer thanks! What is the process of securing a clean deed after this time? Am I always going to have problems reselling the place? Also, where can I find any past due taxes or what not - the county assessors office?
