Homework homework homework and some more homework. Figure out what you want to do; flips, buy and holds, whole selling. Then study up for a while. Use your new knowledge to judge the market around you. Use some of the podcast and books offered by BP. They will answer your question about no money down, such as hard money lenders.

I'm just kind of curious where others find multi family homes for sell. Primarily duplex or 4 plex

Well with the FHA you need to really research it. There are some stipulations with those loans. I believe you have to hold the property for 3 months before you can sell it. Other wise I would look into a hard money lender. High rates but those will come down with the more you build a relationship and more money you put down. Listen to one of the first 10 BP podcast. Not sure which one but there is one all about hard money lending.

It's area specific sometimes based on the taste but here in California my top 3 would be master bedroom with walk in closet, kitchen, and then yard if applicable. If there is no yard I would go ahead and do the master bath.

@Miguel Biberos I agree with @David Faulkner fill your mug full of coffee and strap on those new white boots and start walking. SO many advantages to just walking or driving. You can see what other homes look like in order to gauge how your rehab should be designed. May see an open house here and there where you can see the inside to get inspiration for your rehab. You'll get to know the area a lot better this way as well. Plus those boots will be broken in and ready to go for the next fire season.

What do some of the more experienced investors look for when considering mentoring someone? Is there certain subject homework or research you would like to see done prior to meeting in person or before you truly begin to spend time teaching someone? What do you require to continue to teach someone? Do you bring that person on as a partner at some point if you both get along?
