@Diane G. I have noticed that rent has been mainly stagnant at large complexes over the past year but I have not seen any drop to much except for the special deals here and there. The problem with out area is it is still expected to grow for many more years and as you know we have a huge housing shortage :/

@Jay Hinrichs wow thank you for such a detailed answer!!! I have been noticing some vacant lots in my area and have been starting my homework on the whole process. Are you making monthly payments during the construction of the home? How did you find some an amazing GC? Is this something you would recommend for someone new to REI or should I do maybe some flips first? Also, do you take blueprints of the planned home into the bank during your loan committee?

Ryan Morgan There are risk of market down turns but if you do your due diligence and really research markets as well as have multiple exit strategies then you can reduce those a decent amount.
Jay Hinrichs how often do you do new builds out of your area? Would you be willing to answer some other questions I have?
