Can you ask seller or sellers agent for a profit and loss statement?  As well, it should contain accounting detail on date tenants paid rent.  It's important to know if they pay regularly, on-time and what the maintenance repair history looks like.  Of course, not all owners/managers keep good ledgers.  : )

You'd have to check with your local and state boards, but my guess is your insurance license is not sufficient. If you want access to your local MLS, you could get access from joining the local board of realtors or connecting with a realtor to get listings emailed to you.

My guess is cash flow would be great, but appreciation would be minimal.

I can't speak for your area, but the Texas Real Estate Commission which governs my license requires me to present all written offers to the seller.  Here is an excerpt from the National Assoc of Realtors -  

  • The Code of Ethics obligates REALTORS® to be honest with all parties; to present offers and counter-offers quickly and objectively; and to cooperate with other brokers. Cooperation involves sharing of relevant information.

If you truly feel like this agent is not acting ethically, you can contact the broker or the state body.

I would not reduce rent.  This was an unforeseen act of God.  You are not the responsible for the fire and it was mandatory for all area residents.  This would be different if the roof fell in or a plumbing leak caused a flood.  Your house was not the cause of the disaster.  Good Luck!

@Robert Herrera - you have well performing investment property.  Have you considered posted your property in Bigger Pockets market place?  You might be able to find another investor buyer who would keep existing tenants.  Good Luck!

Hey Mike, I think I found the project. There are some documents in the MLS about the SMART program. In the FAQ section, I found this:

Can the homeowner ever lease his/her property to a third party? No, that would defeat the purpose and spirit of selling the home to a qualified affordable buyer. By renting the home to a third party, the homeowner would effectively become an investor.

Hi Mike - I'm also here in Austin. What project is this? My question is - will the HOA allow you to rent the property? In some situations like these, you are prohibited from renting the property because they want to maintain the feel of an owner occupied building.

Hey Travis, I'm an agent but I can give a fair, unbiased opinion.  Short of it, yes, market is high.  Sales prices are moving faster than rents, but decent returns still exists.  Feel free to call or email.
