Most of my clients use Morris Green Properties.  Flat fee.  All online app, screening, rent payment, repair request.  Owner log in portal. Transparent.  In house maintenance.  Let me know if you'd like me to make in introduction.

That’s a great concept. Things you need to consider / calculate.

1) Does HOA allow garage conversions?

2) Does City of Austin zoning allow for Accessary Dwelling Unit (ADU)?

3) Cost to construct from garage to apartment? Requires additional sewer, water and electric lines.

Austin is such a competitive, pricey market, it’s difficult to enter without much cash or down payment. If you have a budget of $250,000 , I recommend finding a home in Austin that needs cosmetic work. Live in it for 3 years, fix up, update. Sell, capture your equity for next purchase. @Samantha Miller You're on the right track.  This program won't work but I'm sure something will.  Keep saving, keep looking.  Owner occupying a home at a young age is always a great start in the real estate game.  Good luck in your adventure.

The PHFA sounds like a local governmental program that is backed by local bonds - maybe for affordable housing? Often times, the goal of these programs is to get people into housing that would not typically qualify for other loans.  With that goal in mind, they put restrictions on the living arrangement.  It is not for the purpose of generating income but a place to call home.  

Can you qualify for a fannie/freddi FHA or conventional loan? Those do not restrict roommates.

I can speak for Austin.  I live and invest here.  It's a beautiful city full of ambition and growth.  The immediate downside is that it's getting expensive to the point that cash flow is difficult.  We've become a future's market.  I suspect long term buy and hold investors will do great.  On a daily basis, expect to break even.  Good luck and let me know if you have questions.

@Louis Imbriaco Welcome to BP.  This is a great resource and full of smart people.  

When people tell me that want to get into Real Estate, I always ask if you own your own home.  I firmly believe the best start to financial security is to own the home you live in.  Next up is rental property.
