I prefer tile in all wet areas: kitchen, bath, entry ways.

Hey Justin! 

I left my corporate day job as a business analyst three years ago so I could do real estate full time.  I started at Keller Williams and couldn't be more grateful for the training and education they offer.  Although I moved to a smaller, boutique brokerage specializing in property management and investments, the year I spent at KW provided a fundamental foundation in real estate practice, managing your own "business", contract law, lead generation and industry news.  They do not pay for you to get your license.  They had a few license education provider discounts (mine total costs for materials, courses, testing and initial 30 day training at KW was about $1000).  Totally worth it.  KW focuses more on the retail side of real estate, not much on tips/tricks of investing, but again, a great place to start.  Best of luck to your upcoming moves - to Florida and career changes.

Unit A 2/1 at $850 month to month

Unit B 3/2 at $995 month to month

Both are long term tenants. Landlord has kept rent low because they have been problem free. Property is ready for new owner to keep for cash flow or improve and increase rents.

The income and debt ratios are the same for FHA or FHA construction. The lender will look at total loan amount. I think the gross income limits to home loan are 43%. This allows you to qualify for a max loan of 43% of your income. If you are in Austin looking for a FHA loan, I recommend University Federal Credit Union. They are paying closing costs for FHA buyers. Let me know if you have questions. Good luck.

Gosh, good question.  I need to get a better, quicker elevator speech prepared because the question comes up fairly frequently.  

To summarize, I love helping people achieve their dreams.  Whether a perfect place to call home or an investment property that really performs.  I love helping this happen.  

I also love homes - the tangible and intangible aspects.  They embody family, love, work, effort, money and so many other elements.  

To me, real estate is all about building relationships, buying and selling things and making numbers work.  I couldn't be happy.  RIP cubical life.

I don't trust Zillow data because they don't have a direct relationship with any MLS boards. They get their data from third party sources. Here in Texas, we are a non-disclosure state, meaning SOLD prices are not public - not posted to zillow or county tax records.

$4500 taxes

$250 property management

$5000 monthly gross rents

Insurance, vacancy and maintenance are unknown. 

I'd be interested to hear what cap rate everyone come up with.
