3/1 In Denver Should I Sell With Tenants Or Wait

Ok, so I have a house in Commerce City, Colorado. Denver area, for out of state people. It is currently rented at $1,900/month and I'm selling for $225k. Should I sell with this tenant, still one year left on lease, or wait until they move out?

If you're able to get people in now with the tenants there then try it out. If you can show reasonable proof of your rents on the MLS people will look at it. The biggest issue with tenants is just that they won't let people in. The more that happens, the more it sits and the less desirable the property becomes. You could always set up group showing times. It's what a lot of the medium multi owners do when they're selling. Less intrusive to the tenants and gives the feel of a little more competition.
