I'm selling a property in 78724 next month.  It's currently leased at $1500 and will be listed at $200k.  Not a strong investment performer, will most likely sell to a first time home buyer.  Not sure if this is a good neighborhood to buy in now... shortly the area will have to compete with new construction.  Use Hutto TX as an example: a ton of resale inventory on market now as new construction has taken over adjoining farmland.

Yes, it's very possible in Austin! Might need some extra considerations: 

1) the market will have to appreciate (Austin is HOT so very possible). 

2) will need to find realtor willing / able to discount commission.

3) house might need cosmetic updates to align with whatever next summers home design trends are.

@Andrey Grebenetsky There isn't much multi-family units in Buda.  The "Duplexes of Texas" builder has been the only fundamental driver in Buda.  If you want a fourplex, you might have to go into Austin.  Round Rock and Pflugerville (suburbs to the North) is also good spot for duplexes.  As far as appreciation, they seem to have similar responses: appreciation is based on location demand and achieved rents.  Since duplexes and quads are investment products, their prices do not move based on general market demand like a single family.  Sales prices tend to increase when rents increase.  Good luck!

Duplexes of Texas have some great products, but there locations are in "bedroom communities" like Buda, Kyle, New Braunfels.  These are suburban extensions of Austin, but a huge commute.  With a ton of vacant land, I'm not sure if they will appreciate as quickly as inner city Austin.

You can do it.  But I always think it's best to start with owning your own home.  Do you own or rent in Austin? You live in a great city with crazy appreciation.

Welcome Daniel! I live in South Austin myself.  Most likely, it will also become a great investment for you.  Make sure you protest your taxes annually to help reduce your costs.

I can't answer question 1 as all my investment experience is in Minneapolis or Austin TX.  

Question 2 - I vote for Austin.  San Antonio and Austin are very different communities.  The biggest difference is Austin's population growth is driven by tech and other creative stat-ups.  Those moving here are young, ambitious and outgoing.  Austin has a vibrant, active community.  These attributes are driving our housing prices and demand.
