Post: First Multi-Family investment deal in Juneau, AK. - help!

Hello! 

I'd like to get some experienced investor's input on this deal please! 

My husband was born & raised in Juneau, Alaska. We are looking to move back, and plan on purchasing a multifamily we can live in and rent out. The duplex can easily be turned in to a triplex (metered for it), which will add value and generate more income. We plan on adding elctric heat in leu of the oil heat it has. 

This deal analysis is a very conservative estimate as it figures as a duplex with oil heating (very expensive). It looks as though it is a good deal and we have offered $425 on it, listed for $435 with another offer in - we don't know what that is. 

Any thoughts, comments or concerns from more experienced investors? This will be our first multifamily investment. We hope to learn a lot from this and continue to invest.

Hello! 

The next door neighbor has died and has no family. We ware interested in buying the house for an investment. We tracked down the guardian of the last to see if we could make an offer on the house. She said the house is out of her hands and it's a reverse mortgage. Two questions: 

1) How can we track down who owns the reverse mortgage? 

2) We aren't familiar with reverse mortgages are, would it be feasible to get a good deal on this and track it down?

Good Twin Falls property ma agree are few and far between. Ive had personal experience with CJ Properties / now known as RPM magic valley. It was last year while they were CJ props and it's probably the worst property management experience I've ever had. However, they have let go of some people and have changed names. So it could have changed. Good luck :)

Hello! 

My husband and I may be leaving Idaho for Northern California. He'll be going to Cal Maritime for 4 years, located in Vallejo, CA. We are just getting into real estate investing here in Idaho. And are looking in buying a multi family while we are there for 4 years in to live in to bring in some passive income. 

We've never been there (heading there in April to check it out) and don't know that market / area at all. We will be moving there in August 2016.

Here are my questions: 

- What are good / safe areas around Vallejo? From what I've looked up it seems like crime rates are high. 

- Is it worth investing in this market? from what I've heard CA. market is inflated. Or would it be better to rent? If so what areas? 

- Any suggestions for realtors in the area that are well versed in investment real estate? 

- Any tips at all would be helpful.
