@Mike V. In my day job I own a business that helps business' get their online reputation up. From my experience, be careful with bribing for good reviews, it will train customers to complain or threaten for what they want. Possibly may not be repeat customers with air b and b. 

That being said, a 3 star or 2 star or even a 1 star review isn't bad, it actually adds authenticity to your business. I'm always sceptical of business' that have 500 5 star reviews and zero 1 stars. It screams "we paid for reviews"which drives customers away.  Instead of paying for reviews, build value with the review reader in publicly responding to it very professionally and neutrally, apologize (whether you're in the wrong or not), address them by name, and encourage them to reach out to you or say I have / had reached out to you, I'd like to make this right.  

Real Life Example: I'm an out of state investor, I needed a new PM. I went online and looked at thier reviews and ratings as well as how they responded. I narrowed it down to a few and talked to them. What sealed the deal for the one I picked is because how they addressed 1-star reviews. And I stayed away from the PM that kept threatening legal action for anyone who left a bad review.. YIKES! 

I 1000% agree with @John Underwood strategy: Go above and Beyond and deliver 5 star customer service, and nip any problems in the bud before the review stage. Fix your processes that have the most complaints and get down to the root cause of the issue. It'll save you hundreds, maybe thousands each year! 

Curious: What's your budget for paying 5-star reviews?

@Brian Hall , Cindy Collins with Berkshire Hathaway is wonderful and an investor herself. She's well connected in the community and abreast of all of the goings on. Great person to have on your team! I used her for my investment purchases there. 

As far as the areas of town to invest in. The NW part of town by the hospital is booming and growing. As an investor, I wouldn't choose to invest there yet. Downtown is being revamped they built a new city hall, new businesses are moving back there. It's still a work in progress. I think you can get the best bang for your buck there and get the best appreciation if you're buying and holding. Think the president streets and around there. Keep away from the south park area. 

But really, anywhere you buy in twin will appreciate. It's the fastest growing city in Idaho and I think it's the 3rd fastest growing city in the US. I spoke with Sean Barriger, the mayor, there's a big shortage of rentals in Twin. You really can't go wrong buying in twin.

@Scott Nidell I said the same thing to the PM. And mentioned this is fishy. I agreed to pay the original quote but no more. Said I was meeting with my attorney. She wrote back, resigned and is eating the whole $3k.

@James Wise agreed. I've learned my lesson! No more mom and pop shops. I did have a contractor / PM before and the tenant moved out a month early and I was not notified.

@Matt K. You think so? I really do have an appointment. But if she's going to absorb the $3k then I was thinking I don't need a consult on my liability. Do you think it was a scam?

She quit, and is "absorbing all the costs" incurred!

I called her on the scammy practice. Said I was in talks with a lawyer, offered to pay the quoted price. reminded her of business I had sent to her, and gave her the benefit of the doubt, did not fire her but outlined what i needed going forward.

Thank you, EVERYONE, for all your input. I really appreciate it. This community is amazing!  You all have helped me so much. 

I took into account everything everyone said. I gave it two days to cool off before I responded. I didn't want to do any knee-jerk reactions and wanted to handle this as professionally and level-headed as possible.  

I've added the emails with info taken out about PM and Emails in hopes others can learn from this. Also curious as to her saying this would have cost three times as much by a "professional".  And if you all think this was a scam? 

Backstory: She sent me the $3k quote and then lectured me about how investments aren't banks and cash cows and how you need to put money in to make money. She suggested I sell it to a friend of ours who is an investor in Springfield, MO. 

She also sent me an email she was "concerned" I was incurring financial ruin because the other tenant gave her notice. This was the first I had heard of it. And  she didn't tell me when. I

@Brian Hall - welcome to TF investing. I just moved from there and have an investment there.  Don Spafford is exactly right, prices are high. However, Twin Falls is the fastest growing city in Idaho and possibly one of the fastest in the nation.  Especially with Chobani expanding and Clifbar coming into town.I thought prices were high in 2016 when I purchased a SF home built in 2008 for 150k 2 years ago, the house next door was sold for 180k. Buy right in Twin Falls and you'll see your investment make money fast. We're out of state now and looking to buy another investment there. @Matt K. - That's a great point about the PM getting scammed. I Mentioned that in my response to her giving her the benefit of the doubt (which I posted in another post). It turns out she quit and is covering all the $3,000. Thanks so much for your input, I really appreciate it.
