We have a duplex in Waldo area of Kansas City, MO. A bathroom remodel, and finish up a job that was left. It needs paint, carpet, bathroom remodel of a small bathroom and a possible basement finish. Also finish up trim. Would anyone have any recommendations of people? Willing to pay competitively for quality work and people. We're out of state and are antsy to get our duplex filled. @Jonathan Hernandez Have you had a chance to head over there yet and check out the area? 

We went last year to visit a friend living in KC and to look at some properties/drive different areas of the city to see what they were like in person. 

We looked at a bunch of properties in the first few days and nothing stood out to us, then the day before we were supposed to fly home our realtor found a duplex that had just come on the market. The #'s worked and we were happy with the location and condition of the house and it's potential so we pulled the trigger. 

If you can I would recommend planning a trip to visit, we were pleasantly surprised with the KC and all it had to offer. Keep running your numbers and be ready to move quickly when you do find the property that works for you because chances are that if it really is a good deal then someone else will be ready to roll if you're not.

What are the pros and cons of putting a home i ent And I own under my name into an LLC? I know liability is the biggest reason. Also what are the legal and tax implications and procedures? Thanks!

@Stephanie Baucke . .

Currently, I'm with rent robin. Chris has been amazing so far. 

We just left Plaid property management. The owner told me to have my husband call him when asked why one tenant hasn't paid for three months and I said I needed better communication. Everyone else that worked there was so great until then! I really liked them. 

Anyways, if you plan on being the main point of contact with PM, I'd steer clear of them.

I'm new to investing out of state in KC, MO. We just spilt from Plaid property management, the owner (whom has only spoken to me, and the property is in my name only) told me to have my husband call him when I mentioned I need better communication. Also, one tenant hasn't paid for three months, no mention of it until I noticed three months later. 

We're currently with rent robin. So far, so good.

I'm just starting with Rent Robin. So far, so good. I just had to split from Plaid PM. Poor Communication and one tenant hasn't paid for 2 months. No mention of it. They have KILLED my profits. I know you were looking for good ones, but thought I'd mention poor ones to steer cleat from.

@Tony Huang I agree with Austin. We're out of state investors (first time) , just bought a duplex in KC, MO. We've had a rough go with our first property manager. Vet them like crazy! Good luck in your search!
