@Edquan N. Dantzler , thank you so much for your input. Great information coming from someone in the business. There are two big trees in the front, but they didn't need trimming. Thank you again!

Thank you all for your input. I do believe our PM does have our best interest at heart. I do not want to fire her. I do want to work with her and she did admit this was a bigger bill than she expected. 

It was communicated as yard work, it was lose description, and I was under the impression it was mow the lawn trim some bushes.  A tough lesson I hae learned to not keep it lose and open to translation.

Tree trimming was never discussed between the PM and I. She said we needed to clean up the inside of the house and clean up the yard. She said it would be about $800 - $1,000. Which I was OK with. 

@Matt K. , good point they are separate tasks and trimming were never discussed. I would call yard work things like mow the lawn and clean it up, trim small bushes. I would call tree trimming a completely different project and call it tree trimming. 

@James Wise I've added pictures, they are from exactly one year ago. It's not so much if the price is reasonable I am worried about, it's they ordered tree trimming with out my knowledge or consent. Unless one would characterize tree trimming as "yard work"?  I personally won't say they are one in the same. AND how I should handle this situation. I'm new to this and could possibly be completely wrong in being upset. But $3k is a lot to throw around, especially in KC, MO. And while we are doing a complete reno on the place.

@Matt K. - It's not who you think it is. It's a new PM, I switched. 

The yard Isn't that big, It wasn't that bad, the lawn needed mowed, bushes needed trimmed. Just needed cleaning up. Trees didn't need to be trimmed. i dont think we even have that many trees as they are putting in here

@Patrick Britton , Thank you so much for your input. That's exactly what I was thinking! By day I'm a digital marketing director and I'm quite familiar with the power of online reputation and how it can grow or ruin a reputation.  I hate to be the person to say, "if you don't do this, I'll ruin you on social media".

I do understand it's a guess on the cost she quoted me, I understand people make mistakes, but there's no accountability in this. I can't even find the landscaping co or the persons name online. It's all fishy.

Thanks for that input. They sent a bill and I can't find the name of the company or the name. The address is a modest house in a city 30 mins away in Kansas. There's no phone number on the bill, I was going to contact him directly. I'm starting to think they hired their cousin and are in on it. There's no way there was that much yard work or could have taken that long.

When this happened to you, were you held liable for this large bill? I'm assuming since the property is in our name we're liable. Do you know if there's any way around this? If we took the legal route it's more money, time, and BS.

@Kyle J. I agree. Aren't we liable for the work since it's our property either way? I do want to hold them liable, I'm not sure if I have a leg to stand on? Thanks so much for your input!

Hi guys, Was wondering if I could get your input. Our first out of state investment has been a learning experience for sure. Our PM said we'd need some yard work and house cleaning estimating it to be $800 -$1000. I said ok. I just got the yard work bill of $3,000. I'm floored, especially for Kansas City, Mo. The yard needed some trimming and maybe a few bushes. It wasn't bad at all. What would you do in this situation? Or have any of you encountered this? I have an electrician friend in KC he looked at the bill and said this is more than an electrician makes in KC.
