Hey @Jim Johnson I am underwriting at mobile home park in South Texas. I underwrite apartment deals for our company, we are more MULTI-FAMILY guys. But I am looking at this park that is a 389 units of mixed RVs and MH (Tenant Owned). 

Im doing some projections and wondering what expense is ideal for capital X? I know with multi family you typical do $250-$300/unit on cap X. Is mobile home a per unit as well? How would you go about calculating this expense? Thanks!

I get your frustration when it comes to using the right software to analyze deals. As a real estate investor you need something sophisticated enough that can analyze a deal with ease in order to submit the right offer. As you may know, submitting the right offer is crucial as an investor. I wholesale 1-3 deals monthly but I analyze hundreds of residential homes and smaller multi family  to get deals closed. https://www.reikit.com is a great tool I now use. Allows u to pull out comps, get accurate ARVs, input all types of costs and create presentations for your buyers or lenders. Highly recommend.

Welcome to BP! Lots of info here. The book by Brandon Turner titled no money down will give you an understanding of the handle of ways you can get started in real estate with no money down. Is it really a great book. Keep learning. I personally have found my niche in muti-famiily out of state. Are you ever in OC. Would be happy to meet!
