hello @Brandon Benson, welcome to BP! What a great community to be a part of . Lots of info here def!. I agree on the Orange County area, crazy prices. However, you can make some single family homes cashflow here by implementing the right strategy. Lots of people I know are cashflowing single family homes by renting to short term tenants or turning it into an assisted or sober living facility. The most important thing is really understanding your customer so you can serve them well. As for myself, I like midwest for cashflow. Class B and C buildings in linear/emerging markets, blue and white collar workers. Having the right team in place is crucial of course for this to happen.

This is awesome congrats! Specially at such a young age! You can definitely buy and hold in LA. You can ever consider one of the units for an AirBnB? Not too sure on the jurisdiction in the part your 4-plex is in but I would totally look into.

Personally I have never put up bandit sings. I have seen them. Maybe they do work. I focus a lot on online marketing to make my phone ring. And I keep following up on vacant houses I have found by driving around.

Marketing and more marketing. One of the best books I read about wholesaling is the Real Estate Wholesaling bible by Than Merrill. I have never taken Codys course but I follow him on IG he is great. It took me 9 months to do my first deal and almost two years now to average 1-3 wholesaling deals a month both locally and in the midwest. This will probably be my best month yet. 

I think just being patience and consistent with your follow ups. Last week I closed on a deal I was following up for 5 months. Have a website and drive targeted traffic to it with funnel pages. Lots of CL ads everyday. Consistent with direct mail and driving for dollars to vacant houses is great, specially here in OC. Will take some work. The best thing I ever did was hire my sibling for 10/hour to keep up with all that. Focus on talking to sellers and making offers.

I would say that is a minor issue and a local handyman can help you, and even double check on things for you. Good luck
