Is it bare land? Does it have utilities? The utilities can cost you over $50k alone. You will be in over $100K to build. Building a Tiny home is not going to get you long term tenants. Have you thought about using that money as a down payment on a house or better yet a duplex. Do you own your primary residence? If not go look for something that has multi units and get a first time home buyers loan.

The apartments are on a city lot, there is no option for more security from the roadway. I purchased an autolocking coded door handle and will give it a try. Since I self manage I am sure if someone is leaving the doors open one of the other tenants will notify me. Thank you all for your help and suggestions.

Quote from @Noah Laker:

Hey Cara :)

I am a broker and property manager (100+ STR/MTR/LTR)

I manage some properties with shared laundry and I also have extensive knowledge of smart locks due to the Airbnb business. Schlage Encode is way more than you need, and 5-10x more expensive than other viable solutions.

Try a simple static code lock like this. You don't need all of the sophisticated integrations that Schlage Encode offers. You don't even need remote access since the laundry room code doesn't need to be changed frequently.

Hope this helps <3

Thank you. After looking into it I'm thinking I will need to have the keycode on the handle portion.

The laundry unit is at the front of the building. Anyone walking off the street could access it. I am trying to find a solution to have the door automatically lock. After doing more research I actually need the keypad on the door handle not on the deadbolt. I am guessing something like this: https://www.gokeyless.com/product/trilogy-t2-dl2700-electron...

I have my first multi family with a shared laundry area. Yay, to some extra cash flow! The laundry area is in the front of the complex and can be accessed by anyone. I am trying to make it secure and easy.... for me and the future tenants. Has anyone used the Schlage Encode locks and set them to auto lock? I think its a great idea but I want to know if anyone has actually used the process. What's your thoughts?

Quote from @Craig Vallely:

I am considering purchasing a duplex to live in one of the units and continue renting the other, but I am not sure regarding the tenants laws in Shasta County. If both units are inhabited can I buy the property and move into one of them? Or can the tenants refuse to leave? How does that work?

Anyone can refuse to leave. You then have to do an eviction. The best solution is for you to have the seller give notice and not to take ownership until the unit is vacant.  It’s the cleanest way for you to do it stress free.

what are you comparing it to? You will find rent rates lower than in the big cities down your way for sure.
