You stated it was 26 days days from the day you moved out. But was that the lease termination date?

Was the toilet and tub more than reasonable wear and tear? Did you damage those items?

There are a lot of questions for me in this post.

But here is the most important one.

Do you feel that half the deposit is a fair amount for the condition you left the property in? (You said you left it dirty. So ask yourself what the right thing would be)

I've recently been online looking at properties in that area. Thinking of a vacation home/ Airbnb and have some of the same questions. Just looking on Apartments.com and Realtor.com the market seems good for rent prices. I would like to follow along with you on this. Best of Luck.

Post: Should we do a short term or long term rental in CA?

We have properties in Redding area and have done Airbnb pre covid, I was pretty booked but cleaning for hours every check out (washing all bedding and towels takes longer than you think). It was a good source of income but timely. We did the traveling nurses and they are normally in your home for 3 to 6 months. Good tenants and decent money. But then Covid hit and they stopped doing traveling nurses. I'm unsure how much they are being used now. We then moved into long term rental. I'm still profiting from the rental and have little to no stress. Not a single one of my tenants have missed or even been late on a monthly payment. I do a serious application process. I require application prior to viewing the property, Credit check, background check, call references. The biggest reason we have stuck with long term is once you get a tenant in place you have little time actually dedicated to the property which has gave me the ability to actively pursue more properties and dedicate my time on growing out portfolio.

You are young, have income and are living with your parents. Start by saving, take sack lunches, no new cars , save up enough to put a down payment (FHA) look for a 2-4 unit place. start house hacking, assuming you plan to move out of your parents house. You have other people paying your mortgage and paying down your first property.

Remember that purchasing a property they are going to want to see proof of income. If you leave your job it could be detrimental to getting your first loan.

Hi Guys/Gal- We purchased another house last month and like always needs a lot of work (found off market). We also refinanced 1 rental and went from a 5.75% to a 3% interest rate, changing my cash flow over $200 a month. It was a pain trying to refinance but totally worth it. 

Anyone that remembers we bought the really ran down house in Anderson, we also finished the remodel and refinanced that one also. We were able to pull all the Rehab cost back out and some extra to roll into our next property. 

Not only are property hard to find, trying to find contractors has been extra hard this go around. Called our normal granite installer and he can't come out to measure until April (I plan on having it rented/sold before then). And it seems this is how everyone is. Everyone is home and deciding to do those updates they have been putting off.

I can't wait to meet up again, love the conversation and hearing how everyone is doing. Hope to get to see you all soon.
