What's the deal with rental properties by cal state Chico? I have been looking at different areas and found Chico and it feels like there are good deals here...am I missing something?

I’ve lived in Chico about 11 years now. You may already know and have considered all of this but a few things have changed in the area over the last 3-5 years. We’ve seen a growing homeless population downtown (walking distance to the school), crime is up, there have been a few nice and brand new student housing developments that have opened in the last few years (see the Urban, the Post..etc) and Chico State’s enrollment is down - which I imagine is common after Covid. I don’t want to discourage you by any means because I believe we are still generally experiencing a housing shortage in Chico but I guess these are factors I’d want to know about the area near the school.
