Which state is the property located in? What rate are you looking for? 3.5% is the floor rate going for conventional and 5% floor for DSCR.

Which state is the property located in? Conventional 10%, if there's rehab involved you can get anywhere from 10-15% down, DSCR 20% down.

What terms are you looking for?

Are you using a promissory note or will you be a member of the LLC that owns the property?

Depends on your exit strategy and experience. Rehab should not get out of control if you have the proper experience and vetted the property correctly or have the right inspection contingencies to get out of the contract if it does get out of control. If your plan is to refinance and rent the property the market rents will have to cover the mortgage taxes and insurance.

You'll typically find 10% down on a rehab or value add loan and the property has to be in a non-rural area - 100k+ population.
