Duplex financing options

Hello I'm looking to make my first jump into rental property investing after sitting on the sidelines for about a year. I'm looking for clarity on duplex financing options. Aside from FHA is there a way to put less than 25% down with a conventional loan?

@Jeremy Nault probably not a good idea offering lending advice if you aren't an expert nor licensed in lending. 

@Daniel Richards for owner occupied duplex, conventional guidelines allow 15% down. FHA is 3.5-5% but comes with a slew of extra requirements that could prevent closing but this case by case basis and if the property qualifies, is a great option.

For investment purposes only, you can put as little at 20% down with a DSCR based lending program.

Conventional Investment property loan program is 25% under Fannie Mae.
